What you breathe shapes how you feel.
Most people have never measured what they breathe. We change that — with comprehensive, real-time air quality analysis that maps every room in your home or workplace. Ten parameters, plus optional radon. Results in a single visit. Data you can act on.
Mold
Real-time detection of airborne mold spores — identifying elevated levels room by room before they become visible or symptomatic.
Radon
A radioactive soil gas and the leading cause of lung cancer in non-smokers. Invisible and odorless — an optional $99 add-on, measured with a continuous monitor placed for a minimum of 48 hours with a return visit to retrieve it.
Bacteria
Airborne bacterial particle counts by room. Elevated levels can indicate HVAC contamination, poor ventilation, or active biological sources.
Viral Load
Submicron particle counts that indicate airborne viral load — a direct measure of respiratory transmission risk in enclosed spaces.
VOCs
Volatile organic compounds from building materials, cleaning products, and off-gassing furniture — invisible but measurable, and harmful at chronic low-level exposure.
Carbon Monoxide
An odorless, colorless gas from combustion appliances. Even low-level chronic exposure causes headaches, fatigue, and cognitive impairment — well below alarm thresholds.
Carbon Dioxide
A direct proxy for ventilation quality. Elevated CO₂ correlates with cognitive impairment, fatigue, and poor sleep — even without other pollutants present.
Pollen
Indoor pollen counts reveal how effectively your home filters outdoor allergens. Elevated indoor pollen — especially in bedrooms — drives allergy symptoms and poor sleep.
Humidity
Room-by-room humidity mapping identifies hidden moisture gradients that predict where biological contamination is likely to develop or already exists.
PM2.5
Fine particulate matter small enough to penetrate deep into lung tissue and enter the bloodstream. A critical marker for combustion byproducts, wildfire smoke, and cooking emissions.
PM10
Coarse particulate matter including dust, pollen fragments, and mold debris. Elevated PM10 triggers upper respiratory irritation and aggravates asthma.
Every Room, One Flat Price
Most mold tests sample two or three rooms and charge for each. We test every room and compare against an outdoor baseline — for one flat price, with no per-sample or per-room fees — so you see exactly where readings are elevated. Identifying the mold genus is an optional add-on — rarely needed for remediation, since the fix is the same regardless, but available if your medical provider wants it.
What sets us apartRigorous testing. Clear answers.
A thorough, systematic process from intake to written report built around giving you data you can actually use.
Schedule & Intake
We discuss your symptoms, concerns, and property history. This context shapes where we focus, a water-damaged basement gets different attention than a new build with VOC concerns.
Whole-Property Survey
Using professional-grade multi-parameter air analysis equipment, we assess every living space and closet in your home. We compare indoor readings against a simultaneous outdoor baseline for true, contextual results.
Real-Time Results Review
Before we leave, you see your data. We walk through room-by-room findings, explain what elevated readings mean, and identify likely source locations, no waiting a week for a lab report.
Written Report & Action Plan
A detailed written report follows, formatted for your records or to share with your physician, naturopath, or remediation contractor. Clear, prioritized next steps included.
Retest & Verification
Available as a separate follow-up service after remediation or environmental changes, we can retest to confirm results. Measure, intervene, verify. This is how you close the loop.

“Illumenair is the company I would highly recommend for mold testing, and associated matters. My experience with this husband and wife team proved to be efficient, thorough, and extremely reliable. They have done excellent work for my rentals. I would definitely call them first with such issues.”Ruby T. · Happy Valley, OR
“I was very impressed with the accuracy and technology that Illumenair used during the inspection. I felt confident in how thorough they were throughout the process and would definitely recommend them to anyone concerned with mold issues.”Kelly R. · Ridgefield, WA
“Excellent experience with Illumenair! Jim was professional, knowledgeable, and thorough, and he provided a detailed, easy-to-understand mold inspection report.Stephanie T. · Mt. Angel, OR
As a functional medicine practitioner, I value accurate, high-quality tools to help patients address the effects of mold exposure, and Illumenair’s service gives me confidence in the information they provide.
We recommend Illumenair to all of our patients who need mold inspection and indoor air quality testing and highly recommend them to anyone looking for a trustworthy, knowledgeable company.”
“We live in an older house and have an immunocompromised child and wanted to ensure that our home was a safe environment. Our experience with Jim was incomparable. He was thorough, extremely knowledgeable, friendly and warm, and provided so much quality information about the status of our home regarding air quality, viral load and bacteria, VOCs, CO₂ levels, pollen, humidity, particulate matter fine particles, mold hot spots, and areas where moisture was revealed, along with recommendations about how to move forward to contain and repair these trouble areas. For instance, it was identified that our older home had higher levels of carbon dioxide especially in the bedrooms, and we discussed ways to remedy this issue, which will have a positive impact on our health. Jim made sure we understood which issues needed repair, and was clear and honest about what was going right with our home. We also appreciate that Jim was willing to mask in a quality N95 respirator, to protect our child, while he performed the testing procedures. We had previously cultured to determine if we had specific toxic molds in our house with a different testing service, due to issues of mold exposure and autoimmune illness. However, Illumenair was helpful to determine if there were any additional general mold issues to address, where it might be located in the home, and how abundant it was in those areas, in order for us to address and repair. We would highly recommend Illumenair for families who want to ensure that their homes are operating safely and if problems are found, recommendations are provided on how to address them.”Christina C. · Mt. Angel, OR
“Excellent service. Peace of mind. The tech was friendly and very knowledgeable. He walked me through understanding all the test results. We had had some leaks and had had them repaired, but I was wondering if there was any residual mold or bacteria to be concerned about. Turns out everything that had been mitigated had been done properly and we were good to go. Phew! Big relief to know we are not living in a toxic environment.Sara D. · Silverton, OR
To my surprise, there were a couple of places where new moisture had gathered that I wasn’t yet aware of (behind a cabinet in my laundry room). Sure enough, when I climbed up to look above the cabinet, I could see evidence of the moisture. I was thankful to have that detected so I could get it repaired before it became a problem.”
A missing piece in your environmental diagnostic toolkit.
When your patients' labs are normal but symptoms persist, fatigue, brain fog, respiratory issues, chronic inflammation, indoor mold and air quality exposure is often the unexamined variable.
We provide the environmental half of the investigation. Our professional reports are formatted for clinical records, and same-visit findings give you data to discuss at the next appointment.

Symptoms that may have an environmental root.
These are the presentations we see most often referred by integrative and functional medicine providers. When the environment is tested and addressed, many patients see meaningful improvement.
Brain Fog & Cognitive Issues
Difficulty concentrating, word-finding problems, and memory issues frequently track with elevated VOCs and bioaerosol counts, especially in home offices and bedrooms.
Chronic Fatigue
Unexplained fatigue that doesn't resolve with sleep is one of the most common presentations linked to CIRS and mold-related illness. Environmental testing is often the missing step.
Respiratory Symptoms
Chronic cough, shortness of breath, nasal congestion, and recurrent respiratory infections that fail to fully resolve between episodes.
Sleep Disruption
Elevated CO₂ and particulate matter in bedrooms measurably impair sleep quality and morning cognitive performance independent of other factors.
Unexplained Inflammation
Chronically elevated inflammatory markers without clear cause. Biotoxin illness produces a distinctive pattern, and environmental history is essential diagnostic context.
Allergy & Sensitivity
New-onset sensitivities, chemical sensitivities, or worsening allergic responses that developed after a move or property event: flood, renovation, HVAC change.
Indoor air quality is a clinical variable.
The evidence linking indoor mold and particulate exposure to chronic symptoms is substantial and increasingly central to functional medicine practice.
of US homes have moisture problems. In the Pacific Northwest, with its wet winters and poor ventilation, the prevalence is among the highest in the country.
of our time is spent indoors. The air inside your home or office is the most consequential environmental exposure most people never measure.
Indoor air pollutant concentrations are typically 2 to 5 times higher than outdoor levels and can be up to 100x higher in specific rooms.
Chronic Inflammatory Response Syndrome from water-damaged buildings affects an estimated 25% of the population, especially those with specific genetic HLA variants.
You've optimized everything. Except your air.
You track HRV. You time your light exposure. You've dialed in sleep, training, and nutrition. But every night, you breathe 2,000 gallons of unmonitored, untested air.
In Portland's climate, cool, damp, and humid most of the year, mold is a year-round concern, not a seasonal one. One water event can silently compromise the air quality of an otherwise optimized home.
What you breathe shapes how you feel. Know what's in your air with the same precision you apply to every other biometric.

Rooted in inspection. Built for health.
Jim and Michele spent years in home inspection and water restoration, which gave them an unusually detailed understanding of how moisture travels through buildings, where contamination hides, and why a standard visual inspection so often fails to catch it.
Illumenair was built on that foundation, adding professional-grade air quality analysis to give homeowners, patients, and providers the environmental data that's been missing from the picture.
Life-long Pacific Northwesterners, we're based in Ridgefield and serve the greater Portland metro and Southwest Washington region, a climate where mold is a year-round concern, not an afterthought.
We've walked through thousands of homes. The difference between what people can see and what the air data shows, room by room, is almost always surprising. That's the gap we close.Jim & Michele, Founders, Illumenair
