What Every Assessment Includes

No up-sells. No conflict of interest.

Every Illumenair assessment — whichever tier — uses the same comprehensive methodology. You don't pay extra for a thorough job, and because we don't sell remediation, our findings are unbiased.

10-Parameter Testing

Mold, bacteria, viral load, pollen, VOCs, CO, CO₂, humidity, PM2.5 & PM10 — measured in every room. Radon available as a $99 add-on.

Every Room, One Price

Every interior room and living space assessed individually and compared against the outdoor air — a spatial map of your home, not a single aggregate number. No per-sample fees.

Outdoor Baseline

A simultaneous outdoor reading gives a true reference point. You see exactly what's elevated indoors — and by how much.

Real-Time Results

Preliminary findings reviewed with you on-site before we leave. No lab wait, no week-long delay.

Written Report

Full written report within 48 hours — formatted for your records and suitable for sharing with your healthcare team.

Prioritized Action Plan

Clear, ranked next steps based on your findings — know exactly what to address first and what can wait.

About mold genus: the assessment shows where mold is elevated in every room. Identifying the specific genus requires traditional air-canister lab sampling (the Deep-Dive) — rarely needed for remediation, since the fix is the same regardless, but available if your medical provider wants it.

Retesting Available

Close the loop after remediation.

After remediation, an HVAC change, or other improvements, a retest confirms whether the work produced measurable results — the same rigorous room-by-room methodology, applied to verify change, not just detect it.

Questions

Pricing, answered.

How much does an air quality assessment cost?

Assessments are a flat rate based on home size: $750 for a standard home up to 3,000 sq ft, and $950 for a large home of 3,000–5,500 sq ft. Every room is screened for all 10 core parameters against an outdoor baseline — no per-room or per-sample fees.

Is radon included in the assessment?

Radon is an optional $99 add-on to any assessment, or $150 as a standalone radon-only test. Radon requires a continuous monitor placed for a minimum of 48 hours and a return visit to retrieve the device.

What does the standard assessment test for?

Ten core parameters, measured in every room: mold, bacteria, viral load, VOCs, carbon monoxide, carbon dioxide, pollen, humidity, PM2.5, and PM10 — each compared against a simultaneous outdoor baseline.

What is the Mold & Moisture Deep-Dive?

A $500 add-on for suspected water or moisture issues: moisture metering near common water sources, thermal imaging to find hidden moisture, and up to two traditional air-canister lab samples for mold genus identification if desired.
