A home inspection covers the roof, the foundation, the systems. It doesn't measure mold, radon, or VOCs. Before you close on a home, an independent air quality assessment tells you what you're actually moving into, and gives you real data if you need to negotiate.
What a standard inspection misses
A general home inspector checks structure, systems, and visible defects, they are not typically equipped to measure air quality. Mold hidden behind drywall, radon seeping up from the soil, and VOCs off-gassing from recent finishes rarely show up on a standard inspection report.
Why buyers test before closing
- Confidence in your decision. A clear, room-by-room picture of the home's air lets you move forward knowing exactly what's there, and plan any simple improvements before move-in day.
- Radon disclosure. Much of the Pacific Northwest sits in higher-radon geology, and sellers aren't always required to test or disclose it.
- Renovated or flipped homes. New paint, cabinetry, and flooring can mask underlying moisture issues and add fresh VOC exposure.
- Peace of mind before you move in. A clear baseline for the home you're about to raise a family in.
Real estate radon timing: radon testing uses a continuous monitor placed for a minimum of 48 hours, followed by a return visit to retrieve it — the extended monitoring period most real estate contracts call for.
